Risk of injury/liability

  • Private property and users assume all risk. The Lessor accepts no liability for injury

  • Children, under the age of [six], playing in the garden, must be supervised at all times by a responsible adult, who assumes all risk

  • No climbing is allowed on the trees, fences and walls

Sub-letting

  • Subletting must be subject to an Assured Shorthold Tenancy (“AST”) Agreement. AST Agreements require a minimum term of six months. For the avoidance of doubt, this rules out very short term lettings via platforms such as Airbnb

Refuse Areas

  • No personal items must be left in the bin areas

  • Food waste must be placed in food recycling bins provided, not general waste bins

Other

  • Lessees must maintain the cleanliness of their windows
